Pool Financing Isn't Complicated — Here's What to Know

February 18, 20265 min readWest Bay Pools Team

The majority of our clients finance some or all of their pool project. A custom pool is a meaningful investment, and financing lets you build what you actually want now rather than a reduced version of it years down the road. Knowing your options going in makes the whole process faster and easier for everyone.

Your main options

OptionRate TypeApproval SpeedBest For
Home equity loanFixed2 – 6 weeksLowest rates; predictable payments; tax deduction possible
HELOCVariable2 – 4 weeksMulti-phase projects; draw as each invoice arrives
Specialty pool loanFixedAs fast as 10 minNo home equity required; simple and quick
Personal loanFixed1 – 3 daysSmaller projects or buyers without home equity
Cash-out refinanceFixed or variable3 – 6 weeksWorks well if current rates are favorable vs. your mortgage

What lenders actually care about

The factors that move the needle on your rate and approval are consistent across all of these options:

Credit score. Most programs start at 620. The best rates go to borrowers at 720 and above. If you're close to a threshold, it may be worth a few months of credit improvement before applying.

Debt-to-income ratio. Your monthly debt payments relative to gross income. Most lenders want this below 43%.

Home equity (for secured products). Generally need at least 15 to 20% equity remaining after the loan.

Employment and income. Two years of consistent employment history carries the most weight.

Pre-qualification is not the same as a hard credit pull. Most lenders will give you a pre-qualification with a soft inquiry that doesn't affect your score. Do this before the design process, not after. It takes about 10 minutes and gives you a number to work with going into the conversation.

Knowing your financing range before the design conversation means we build what you actually want from day one.

Know your budget before the design conversation

Get a sense of your financing range before your design consultation, not after. When we know your budget going in, we design within it from the start. That makes the process cleaner and more enjoyable for everyone.

Our pools start at $59,995. Most custom projects in the Bluffton and Hilton Head market average around $122,000, depending on features, size, and outdoor living elements. Projects with full outdoor kitchen and living spaces go up from there. We're happy to give you a realistic ballpark in the first conversation at no charge.
